9.07-Kevin: Head line, some of the do’s and don’ts for us Carl
9.11-Carl: Yeah, defiantly Kevin, look I’ll rattle through some of the main ones we come across regularly, don’t expect instant results it’s a long term strategy to use direct mail, so don’t except to do one mail out you know suddenly get 25 or 30 listings from it.
9.25-Kevin: Probably important though to measure the impact of each one of those mail outs though, wouldn’t be?
9.31-Carl: Absolutely right absolutely it is or you can’t improve on that.
So my next one is to spend money working with experts a lot of agents will try to do everything themselves, save a few hundred dollars on a graphic designer or even a copy writer but the service they provide can be used many many times over on different campaigns.
9.50-Kevin Yeah, what about things like we talked about content earlier in week to, I don’t know about you but I’m personally sick and tired of hearing about things like free appraisals so unimaginative.
10.00-Carl: Well this is the problem, when everyone is offering it for free,
It’s no longer a benefit for any one person it’s provided. So you kinda have to bring more to the table so like agents can do great things give a way you know low cost but high value items like for example a book about how to sell your home.
10.18-Kevin: In fact I think Ray Wood we’ve spoken to on a number of occasions has a great book, that quite a few agents use that’s a good example you know how to get more when you sell your home. The other thing to you could offer is a market reports I’ve seen a lot of agents do those Carl.
10.33-Carl: Yeah defiantly that’s becoming more and more popular as well because again its very high value to the person who’s receiving it but it can be done at quite a low cost so that’s defiantly an excellent idea as well.
10.43-Kevin What about things like follow ups, fairly important, you said right at the start don’t expect instant results don’t just do one mail out and think that’s it you’ve got to be prepared to follow it through and have a campaign.
10.54-Carl Absolutely right, yeah look if you’re not following up the direct mail your sending out already marketing for that matter where you’re making a one on one connection with people your literally leaving money on the table, so it’s really important if you have good strong data and you’ve got phone numbers and things like that to actually follow through and do that follow up as part of your strategy.
